Any investment property held for at least 1 year (typically) will Qualify. This includes single family homes, Duplex, 4 unit buildings, raw undeveloped land, apartment buildings ect.


You do not have to do a 1031 Exchange when selling investment property. However if you would like to defer the capital gains tax it is a fantastic tool to help you scale your portfolio. 


Properly executing a 1031 Exchange is not expensive and if you are saving even $5,000 in capital gains tax, its worth looking into further.


To calculate the capital gains tax you must first find your basis. We have a fantastic calculator under the learn section you can plug in your numbers and get a estimate. 


Planning ahead is the best way to properly compete an exchange. Talking to us doesn't cost anything and we are always available to answer any questions you may have regarding the sale of investment property. 


If we are helping you facilitate a forward or delayed exchange and you cannot find replacement property within the 45 day identification window, nothing bad happens. You would just pay the capital gains tax as normal.
